What are the Advantages of Developed Land?

Building a log home in a developed neighborhood isn’t common but there are advantages to doing so. If you’re purely into the aesthetics of a log home and don’t care about a wilderness setting, a developed piece of land may be best. Here, you will not have to worry about if utilities will be available, road access, or installing a septic system. The one concern would be that some neighborhoods don’t allow log homes since they don’t fit in aesthetically with other homes. Some owners get around this by designing a “beveled colonial” log cabin which has a closer look to traditional homes but is still rustic enough for most log home lovers. How do you get utilities to new undeveloped land?

If you've found the perfect plot of land for your new home, don't sign the dotted line just yet.  Undeveloped land can often times have hidden costs associated with getting utilities hooked up that may be outside of your budget.  If you’ve never lived out in the country or had to purchase undeveloped property then this is an easy factor to overlook because most of us assume every property will have access to water/sewage, electricity and natural gas. However, many raw plots aren’t set up for these things yet. Electricity: Electricity tends to be the most expensive of the utilities to consider and, ideally, you will have a co-op or neighbors willing to share expenses. If this isn’t an option, then you may find yourself having to pay the total costs to set up poles which will add thousands to your land cost. While some people may opt to build on developed land, log home buyers are far more likely to want a home that is in a bit more rural setting and finding raw land can be daunting as it becomes scarcer. Having a real estate agent to show you around is likely one of the best ways to get listings that will fit your needs and to get more information on the area. An agent, for example, can tell you more about easements on the property and highway improvements. You can get a head start on looking and possibly even forgo an agent all together by looking around yourself. The Pioneer Cedar Rocket

Last week I had the opportunity to meet with Bryan Reid Sr., the Founder and President of Pioneer Log Homes, and also a co-star in the hit television show Timber Kings.  Pioneer has always held a special place in Amy and I's hearts, as one of our first "vacation dates" was to disconnect from our day-to-day and spend a weekend in a log home rental in Nashville, Indiana.  We happened to stay in the Soaring Eagle,  a 1632 SF model constructed by Pioneer.  From the moment that we walked in the door to that home, we knew that designing and building a log home would be our goal and a big part of the rest of our lives.  It also happens to be one of the main reasons why we started the Log Cabin Bureau.  Since that day we've have been working hard to create a better log home building and buying experience.
